CARIBBEAN BUSINESS Empresas Fonalledas To Build Its First Residential Development First apartment units to be delivered in 2007 By LIDA ESTELA RUAÑO December 23, 2004 Mirador del Parque, a two-tower condominium project with 17 floors each and a third building providing ample parking for 121 apartments, will be developed by Empresas Fonalledas on a two-and-a-third-acre lot, directly behind Clinica Las Americas in Hato Rey. This will be Empresas Fonalledas’ first residential development and already 50% of the apartments have been sold by word of mouth. There are six different models to choose from, ranging from a 2,000-square-foot apartment to the two-story, 4,106-square-foot penthouses. Prices begin in the high $300,000s and delivery of the first units will be during the second quarter of 2007. Las Monjas Realty II S.E., an affiliate of Empresas Fonalledas, is the developer of the project. De la Torre y Estevez is the architect and construction will be in the hands of F&R Construction. The project is slated to begin soon and the sales will be in handled by Ramos Izquierdo & Associates, said Lorraine Vissepo, public relations director for Empresas Fonalledas. Apartments come equipped with telephone and cable-television installations in all bedrooms and living and family rooms. Mirador del Parque also will have a swimming pool, gym, and power plant and water cistern capable of supplying electricity and water, respectively, to the whole complex. Empresas Fonalledas is building its third office building where the former Plaza Acuatica was located, adjacent to Las Americas Expressway and its Tres Monjitas dairy facilities in Hato Rey. The five-story office building, whose first floor will include retail shops, will have a total of 124,827 square feet. A second building will accommodate 678 vehicles. Metropolitan Builders, S.E. is in charge of construction of the office building, which is slated to be completed during the first quarter of 2005. The building will have its own 38,000-volt substation to provide its own electricity as well as a generating plant for emergency power outages.
